This conveyance is made at………. The……….day of... between "A' the vendor of the one part and 'B' the purchaser of the other part. Now this Deed witnesseth as follows:
WHEREAS
The vendor is seized of the property described in First Schedule hereto for an estate in fee simple in possession free from encumbrance.
The vendor has agreed to sell the property to the purchaser for the same estate for the sum of Rs…………..
In consideration of ....... paid by the purchaser to the vendor (receipt of which the vendor acknowledges) the vendor as beneficial owner conveys to the purchaser all that the said property to hold to the purchaser in fee simple' subject to and with the benefits of the matters specified in the Second Schedule.
With the object of giving the vendor a complete indemnity but not for any other purpose the purchaser covenants with the vendor from the date of this conveyance to observe and perform the covenants and conditions set out in the Second Schedule so far as they relate to the property and are capable of being enforced and any breach of them would or could expose the vendor to liability to that extent to indemnify the vendor against all cost, claims and damages in respect of any breach of them.
