Licence to occupy Premises

This agreement is made at............this day of..............between Mr. A hereinafter referred to as the Licensor of the one part and Mr. B ...hereinafter referred to as the Licensee of the other part as follows:
WHEREAS
1. The Licensor is the owner of the premises being a flat No

.........floor in the building known as .......... and standing on the land which is more particularly described in the Schedule hereunder written.
2. The Licensee is in need of accommodation for business for a temporary period of 11 months during which time he expects to have his ownership flat at
..........
3. The Licensor has therefore agreed to grant a license to the Licensee to occupy the said flat referred to in recital No. 1 above on the following terms and conditions.
Now it is agreed between the Parties hereto as follows:
1. Subject to the provisions herein contained the Licensor gives to the licensee the licence for the period of 11 months from the date hereof till       (hereinafter referred to as licensed period) during the days from Monday to Saturday of every week in common with the Licensor or his family members to use the said flat for business or occupation of the
Licensee at the monthly licence fee of Rs .................
4. The Licensee agrees and undertakes to pay the license fee to the Licensor in advance on the 1st day of each month the first payment or a due proportion thereof on day to day basis to be made on the execution of this agreement.
5. The Licensee shall also be liable to pay all charges for consumption of electricity and water in the said flat on demand after the same are paid by the Licensor and shall indemnify and keep indemnified the Licensor against the said liability.
6. The Licensee shall deposit with the Licensor a sum of Rs
............. as security for performance and observance of the understanding herein contained and which will be repayable to the Licensee on the determination of the licence hereby granted subject to the right of the Licensor to deduct any amount therefrom payable by the Licensee to the Licensor under or by virtue of this agreement.
7. The Licensee shall bring in the said licenced premises only such furniture equipment goods or chattels as may be required for his business but he shall not put any fixtures thereto without the consent of Licensor.
8. The Licensee shall keep the licenced premises in a tidy and clean condition and leave the premises in the same condition, on the termination of the licence together with all the furniture equipment goods and chattels brought by him.
9. The Licensee shall not display any signs or notices except his name plate in or outside the licensed premises without the consent of the Licensor.
10. The Licensee shall not use the licensed premises in such a way as to cause any nuisance, damage, disturbance annoyance, inconvenience or interference to or at said premises or adjoining occupants or neighbouring properties or occupants thereof.
11. The Licensee shall not in any way impede the Licensor or his servant or representatives in the exercise of the right of possession and control of the premises and every part thereof.
12. The Licensor shall have right to terminate this agreement by giving 15 days prior notice to the Licensee if the Licensee commits breach of any term of this agreement even before the expiration of the licensed period.
13. The Licensee shall not transfer the benefit of this agreement to anybody else or to allow anybody else to do any business in the said Licensed premises.
14. The Licensor will not be liable for the death or injury to the Licensee or his employees or customers or for damage to any property of theirs or for any losses, claims, demands, proceedings, cost charges and expenses or other liability incurred by them in exercise of the licence granted by this agreement to the licencee or in the course of his business.
