Sir, I am ready and willing (or I have already performed) to perform my part of obligation as per the contract.
I, therefore, hereby call upon you to take the payment for me, which is lying ready with me (or any other obligation as the case may be) and do your part of the obligation on or before the day of ................. 2000, failing which I shall be constrained to file a suit for specific performance in the court of jurisdiction, for which please take this notice.
