These words in a contract, which rests in fieri, will only excuse a very small deficiency in the quantity of an estate; for if there be a considerable deficiency, the purchaser will be entitled to an abatement; see Crossv. Eglin, (1831) 2 B. & Ad. 106. The words are inconstant use in describing the parcels in a conveyance, but the cases do not seem to define their precise effect....
